According to Zillow, 9,900 homes were put up for sale in April 2016 vs only 4,200 homes for sale in Philadelphia in December 2016. The sweet spot in the middle: 7,500 homes up for sale in August 2016.

You’ll then know what you have leftover if you were to find a home that needs a little more sweat equity put into it.
